What I do
I design and build a complete website for your business, then hand it to you. Not a template with your logo dropped in - your real services, your real photos, your own words, laid out so a customer on a phone can call you in one tap.
Every site includes a simple manager you log into yourself. You change your prices, add a finished job, update your service areas or your hours, and it goes live. No developer, no monthly fee to make an ordinary edit.
What it costs
$500 one time
Own it outright
The whole build, handed over. The domain and the files are in your name, in your own hosting account. I step back and you owe me nothing further.

A second site for a separate business you own is cheaper than the first - ask.

Care Plan
For what the manager does not cover - a new page, a layout change, something you could not have foreseen - plus the technical upkeep: hosting, monitoring, keeping forms and search basics working.
Most owners do not need this. If your changes are the predictable kind, the manager already covers them and I will tell you so. Start owned; add the plan later only if you would rather I ran the technical side.
The 90-day warranty
If something I built stops doing what it was built to do, I fix it free, within 48 hours of you emailing me - faster if the site is down or a form has stopped sending. That runs for 90 days from the day your site goes live, on every project including the $500 one.
It is deliberately narrow, and that is the point: it covers broken, not different. A site that worked and then failed is my problem. Wanting it to do something new is a change, which is the Care Plan or a one-off quote. You will never have to wonder which side of the line you are on.
In practice very little breaks. These are plain, fast sites - no WordPress, no plugins, no database to fall over.
How working together goes
- I build a real, working version of your site from your own material and send you the link.
- You look at it, try it on your phone, and tell me what to change. We go back and forth until it is right.
- When you are happy, we point your domain at it and it goes live.
- You pay after it is live and you are satisfied - not before, and there is no deposit.
Terms
Payment
Projects are quoted up front as a fixed price. Payment is due after your site is live and you are satisfied with it. I invoice by email through Stripe; you can pay by card or bank transfer. The optional Care Plan is billed monthly in advance and only ever with your agreement.
Refunds
Because you pay only after your site is live and you have approved it, there is nothing to refund if you decide not to go ahead - you simply do not pay, and I do not invoice you. If you have paid and something covered by the warranty cannot be put right, email me and I will refund the build in full.
Cancellation
The Care Plan is month to month. Cancel any time by email - no notice period and no cancellation fee. On cancellation I hand over everything and remove my own access. You keep the site.
Disputes
If a charge looks wrong, email me before disputing it with your bank. I will look the same day and refund anything that should not have been charged. Nothing here is worth a chargeback.
Privacy
This page collects nothing. There is no analytics on it, no tracking, no cookies and no contact form - just an email address. If you email me I use your address to reply to you and for nothing else. I do not sell, share or add anyone to a mailing list.
What I do not do
I build websites for businesses, one at a time, directly with the owner. There is no marketplace, no resale of anyone else's goods, no digital downloads and no subscription that starts without you agreeing to it.
